If needed, we can arrange an engineer’s site visit. The scope, timing and fee are agreed separately in advance.

The standard service is a visual viewing. An engineer’s visit and any technical assessment are arranged separately. Valuations and legal checks are not included.

Every property is different. Together, we agree which checks are useful and how often they should be carried out.

  • Signs of leaks, damp, mould or unusual odours
  • Visual inspection of installations, breakers and lighting
  • Basic function checks of air conditioning, heating, Wi-Fi and agreed devices
  • Visual inspection of terraces, balconies, gardens and pools
  • Signs of pests, accumulated mail, waste and the agreed alarm status

After each visit, you receive a short dated report with the findings and photographs when needed.

Can Adria Core arrange cleaning, maintenance and repairs?

Adria Core does not carry out this work directly. When needed, we arrange and coordinate reliable local service partners for cleaning, maintenance, repairs and other services. Appointments, access, scope and costs are agreed with you in advance and documented afterwards.

What happens if something urgent is discovered?

Urgent property matters can be reported 24/7. The owner sets a written emergency spending limit and agreed damage-mitigation steps. Contact attempts, photos, actions and invoices are documented.

How is the service priced?

Each property receives an individual written scope, visit schedule and quote based on the owner’s wishes, agreed checks and coordination needs.

How do I approve a contractor or cost?

You can discuss the decision with Adria Core by phone. You then receive a short WhatsApp or SMS summary of the agreed work and spending limit to confirm before any non-urgent work or cost. Emergency authority is defined separately in the contract.

Which languages are available?

Communication with Adria Core is available in English, German and Croatian.
